Introduction

There are few places in Africa where the natural wildlife system has not been severely encroached on by human developments. Such places are often called “the untamed Africa”, or “the real Africa”

This is one of those special places, located at the junction of two river courses, bordering a premier National park.

The opportunity is for an investor with vision and interests, not only in pursuing the offering of a high quality experience to the Safari tourist, but also in playing an important role in conservation initiatives in the South Eastern Lowveld of Zimbabwe.

On offer is a majority interest in two sister lodges that operate on land leased from the local council. The minority shareholder that will remain invested is a well established and respected individual in the region and beyond – he will play a pivotal role in the future of the lodges. The ground floor price is $600,000, at this low price level it must be noted that a further investment will be required for recapitalisation.


Location and general information

Situated on the Eastern boundary of the Gona-re-Zhou National Park, Zimbabwe’s second largest National Park, and within the Great Limpopo Transfrontier Conservation Area (GLTFCA) which also encompasses the Kruger National, Limpopo National Parks.

Gona-re-Zhou National Park is one of Zimbabwe’s premier national parks. There are no tourism lodges built in the park and these are the only tourism facilities which border the GNP, providing access to the park as well as the famous Chilojo Cliffs.

In addition to access to the National park, these two lodges also have private use of a 10,000 ha exclusive wildlife area. 

The Lodges


The first is an established and operational 28 bed lodge. Perched high on a cliff overlooking the Save River, bordering Gona-re-Zhou National Park. It has 14 thatched chalets with private balconies providing spectacular views of the river and gorge.
Total built area of the lodge is some 3750 Square meters. In addition to the central lounge, reception and kitchen areas, the lodge also has as a swimming pool and conference facilities.
The second lodge is more rustic and eco friendly. It is built into the riverine habitat on an island in the Save River, bordering Gona-re-Zhou National Park.  Guest accommodation is 6 twin bedded chalets (12 beds), renovations will be required.

Wildlife & activities

• The Lodges have access to two of the most prolific wildlife areas in the Gona-re-Zhou National Park. The Park is extremely wild, it is an exhilarating experience and only experienced guides are used for game viewing. The junction of the river systems provides natural water pans over and above the extensive riverine habitat.

• As one of the premier reserves within Zimbabwe, it is host to a spectacular diversity of fauna and flora and it is one of the best known birding regions within southern Africa, the area has 450 bird species and provides birders with many “lifers”. 

• Typically guests will encounter most of the large African mammals, except black and white rhino. The elephant population in the junction is very healthy. Frequently seen are large herds of buffalo, sable, zebra and the plains game.

• The Frankfurt Zoological Society have embarked on a refurbishment program for the GNP which will result in millions of dollars being spent to make the GNP the premier destination in Zimbabwe. Plans have been made to re-introduce Black Rhino during 2011 - under the auspices of the Frankfurt Zoological Management Agreement with GNP.

• Activities include
o Walking safaris with fully licensed professional guides
o Game viewing in open vehicles
o Bird watching
o Cultural village tours
o The Chilojo Cliffs form an impressive backdrop to the meandering Runde River and trips to this natural spectacle are popular with visitors.
o Boat cruises in the rainy season (November – March).

 The offer 

The replacement value of the some 5,000 sq meters of buildings is valued at $2,715,000.

The minority shareholder, an individual well respected in the region as well as  in conservation and political circles, will remain involved at a 20% holding and will play a pivotal role in the future success of the lodges.

The asking price for the 80% shareholding is USD 600,000
