Property 0803: Kafue, Zambia
This is a most unique opportiunity to obtain a piece of private land within the Kafue National Park. The property is 1200 hectares in size (Close on 3000 acres) And has approximately 3 kilometrers of pristine river frontage.

The property lies in the Northern sector of the 22 400 square kilometer Kafue national park. There are no developments on the property. The adjoining piece of land is being used for lion research and a conservation project, in association with the the Durrell Institute of Consevation Education (DICE) at Kent University. There is a hot spring and iron age site in walking distance from the property.

VEGETATION AND TERRAIN Best described as mainly flat, interspersed with undulating hills in areas. Bush type, the river bank consists of Riparian while the bush behind is Miombo interspersed with grassy dambos. A description of both is given beneath.
Riparian Woodland: This evergreen vegetation type is characterised by continuos or discreet strips of dense shrub layer (2-8m height) with few emergent trees reaching about 15 m height. Diospyros mespiliformis, Sapium ellipticm and Syzygium legatii constitute the common tree species. The shrub layer is dominated by Azanza kirkiana, Oncoba spinosa, Homalium abdessammadii, Maytenus buchmannii and Securinega virosa.
Miombo Woodland: This vegetation type is widely distributed in K.N.P. Julbernardia paniculata and Brachystegia spiciformis constitute the most dominant tree species in the canopy layer (8- 15m height). Other common tree species include Diospyrus batocana, Burkea africana, Erythrophleum africanum, Brachystegia boehmii, Pseudolachnostylis maprouneifolia and Diplorhynchus condylocarpon. The river is of a rocky nature (as opposed to sandy like the Zambezi for example) between 50 and 100 metres wide with numerous islands.
WILDLIFE Game density is good. Poaching is being brought under control since the formation of KANTIPO a charitable organisation who's aims are to stamp out poaching. Many people make the mistake of assuming game has been shot out because densities are not like those in the Luangwa or Lower Zambezi. The Kafue actually has a larger bio diversity than these parks, but the flora is less able to support the concentrations of animals and therefore they are more spread out.

Price Price on application. The property is held by way of a company, and will need to be transferred to a new entity. Transfer taxes will be paid for by the present owners.
Part ownership
Some interest has been expressed in syndicated ownership of this property. It is a very special piece of property, and there are people with an interest other than commercial utilization, that would like to own a stake in this property for their own leisure purposes. For other than the very wealthy, sole ownership would be a sizeable investment, with no cash returns.
Being a one and only located within the park, there is no doubt that the capital value will appreciate over time. The thinking on a syndicate, could be along the lines of Id say no more than 10 members, for simplicity 5 would be better, but on the basis of pooling funds to aquire, and construct a dwelling - each member then has certain usage rights, to be determined by that group.
Another model could perhaps be with one 50% member, that has rights to put up and run, say a 15 bed lodge, the other members could have a share in future profits of that entity, or to have a unit constructed and maintained at that operators cost. There are no fixed ideas, for now I just need to know what your interest would be, in terms of usage, and financial input.
